Utility costs in Tbilisi are divided into metered utilities and a building service fee.
- Metered utilities (gas, electricity, water):
The total amount depends on the season, with heating via a gas boiler being the main expense in winter.
Winter: approximately 100–180 GEL for an apartment of 50–60 m².
Summer: approximately 70–120 GEL.
Waste collection: a fixed fee of 2.5 GEL per registered resident.
- Building service fee (elevator, cleaning, security):
Standard buildings or older housing stock: 15–30 GEL per month.
Modern residential buildings (Saburtalo, Vake): 40–70 GEL per month.
Premium residential complexes: up to 2.5 GEL per m², especially if amenities such as a swimming pool or gym are available.
